What’s new for 2024 in Elyson, one of the nation’s top selling communities

A new Model Home Village, new Katy ISD schools and new amenities are just a few of the exciting developments coming in 2024 to Elyson, one of the nation’s top-selling communities for four years running.

With 400 new homes sold in 2023, Elyson ranks among the top 50 master-planned communities in the nation, according to RCLCO, a national real estate consulting firm. Elyson home sales rose 10 percent in 2023 from the previous year.

Here’s a quick look at what’s in store for Elyson in 2024, our eighth year of development.

New Model Home Village

Elyson’s new Model Home Village is now open, showcasing 13 fully furnished model homes by leading homebuilders including Brookfield Residential, Chesmar, Highland, Newmark, Perry and Westin.

This is the third Model Home Village at Elyson since we opened at 2016, continuing our custom of making it very convenient to visit most of our builders in a central location.

Elyson has 22 model homes in all. Some, such as Beazer’s Duets and Chesmar’s Courtyard Collection, are located outside of the Model Home Village due to their specialized designs.

Located just off of FM 529 and Elyson Village Road, the Model Home Village is located near Elyson’s newest phase of development, so home buyers can easily tour available homes and homesites after leaving the models.

New Welcome Center

Another Elyson tradition is to locate our Welcome Center within the Model Home Village, providing home shoppers with a true one-stop home shopping experience.

Elyson’s newest Welcome Center has brand-new and updated exhibits that introduce homebuyers to our 3,600-acre master plan and our vision for more than 750 acres of amenities, including parks, trails, community centers and natural open space.

Visitors can also get an overview of Elyson’s diverse new-home styles, which range from traditional single-family homes to unique offerings such as duets and courtyard homes. They can also get the latest information on our highly regarded Katy ISD schools, our newest shopping attractions, and information on the general area.

Tour Lakeside Landing

One of the best reasons to stop by the Welcome Center is for a guided tour of Lakeside Landing, our newest community center.

A short trail leads from the Welcome Center to Lakeside Landing, a beautifully landscaped amenity spread out along the shore of a scenic 31-acre lake. Highlights include a clubhouse, indoor and outdoor fitness areas, a playground with a dinosaur dig, an event lawn, and an outdoor pavilion with cozy chairs and a fireplace.

Swimming is a major attraction for Lakeside Landing, which has a resort-style pool surrounded by shade cabanas, a lap pool and a splash pad.

More new amenities

Other new amenities include Elyson Courts, featuring two tennis courts and two pickleball courts.

Planned to open in summer, Elyson’s newest neighborhood amenity will be Kaleidoscope Park, featuring an open lawn area for play and events, picnic tables under a shade trellis, and a large playground with a play tower, climbing nets and other fun equipment.

Amenities already open include our first major community center, Elyson House, and our largest park, the 145-acre Elyson Commons at Bear Creek Park.

New Katy ISD schools

Starting in 2024, Elyson residents will attend brand-new schools in the Katy Independent School District, ranked as the No. 1 Best School District in the Houston Area by Niche.

Freeman High School, located immediately adjacent to Elyson along Longenbaugh Road, will open in August 2024 as part of Katy ISD’s newest K-12 tri-campus.

The school name honors the Freeman family, which has a 125-year history spanning six generations in Katy. In fact, Elyson’s name was inspired by Ely Freeman, who arrived in the Katy area with his family in 1898.

Nelson Junior High School will also open in August 2024 as part of the tri-campus. This school is named in honor of the Nelson family, which has been very active in the Katy area and Katy ISD for five generations.

David & Terri Youngblood Elementary School opened at the tri-campus site in August 2023.

These new campuses add to Elyson’s growing roster of highly regarded Katy ISD schools, including McElwain Elementary, Stockdick Junior High and Paetow High School.

Harmony School of Excellence – Katy, a STEM-focused charter school opened an elementary school in Elyson in 2022. It will expand up to grade 12 when its new middle and high school building opens in August 2024.

More new schools are on the horizon beyond 2024, with Katy ISD planning to open a new elementary school at Elyson Boulevard and Katy-Hockley Cut-Off Road in August 2025.

More new shopping

Elyson has opened several new shopping centers in the past few years, offering everything from Super Target to locally owned restaurants and professional service providers such as dentists and veterinarians.

Businesses at The Square at Elyson, one of our newest retail centers, began opening in late 2023 and will continue to open in 2024. Major tenants include EOS Fitness, Pet Supplies Plus, Le Luxe Nail Bar and several restaurants.

A exciting new retail development inside Elyson near Grand Parkway and FM 529 is expected to also be announced in 2024.

Just across the street from Elyson, a major shopping center is being marketed by NewQuest Properties at the northeast and southeast corners of Grand Parkway and FM 529. The site plan shows spaces for more than 30 tenants, including two proposed grocery stores and a cinema.

We had a very exciting 2023, but 2024 promises to be even better!
